Maintenance Supervisor - Parkside

Must Have:
Previous maintenance supervisory experience required
Ability to lead a larger team and delegate appropriately.
Motivation and a positive attitude is a must.

Duties and Responsibilities:
1. Coordinate and respond to service requests.
2. Coordinate make-ready operations with Property Manager to ensure that vacant units are made-ready in a timely manner.
3. Maintain inventory of supplies and tools sufficient for providing service and maintaining the community.
4. Purchase supplies as required.
5. Schedule staffing of maintenance staff and coordinate schedule with Property Manager.
6. Recommend capital improvement projects to Property Manager.
7. Teach and monitor safe work practices of non-office staff.
8. Provide guidance to staff and schedule training as necessary.
9. Ensure all maintenance associates attend necessary training.
10. Work with Property Manager on the hiring and evaluating of any maintenance staff.
11. Work within the approved community budget and alert Property Manager on maintenance related overages, including turn related expenses.
12. Be involved in the hiring of maintenance associates and evaluations/career planning of all maintenance associates.
13. Provide a daily, as well as a preventative, maintenance program to ensure the most economical, proper and safe condition of the property.
14. Assist with the inspection of the property and all common areas each morning, to detect maintenance problems that require attention.
15. Complete maintenance requests within 24-48 hours.
16. Change all air-conditioning filters at least every six months and upon apartment turnover.
17. Follow a preventative maintenance schedule.
18. Serve as on-call maintenance providing evening, weekends and holiday emergency service.
19. Respond to after-hours requests for lockout services.
20. Perform repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.
21. Paint all vacant apartments (if applicable).
22. Secure, repair and maintain any equipment owned by the apartment community,
23. Wear any uniform that is provided during work hours.
24. Provide all small hand tools necessary to perform routine maintenance (when applicable).
25. Comply with all Sage policies and procedures.
26. Contribute to the achievement of occupancy goals by effectively performing maintenance tasks, which promote a quality living experience for residents.
27. Contribute to the achievement of financial goals through high productivity and cost awareness, without compromising quality. Maintain inventory and prepare related paperwork.
28. Keep storage facilities in an orderly, working condition.
29. Serve as a resource for management and assist in the development and communication of more efficient methods of maintaining the apartment community.
30. Promote positive, proactive resident relations by demonstrating fair and consistent treatment during all resident interactions.
31. Work to make the living experience, particularly the first and last impressions, of the highest quality.
32. Facilitate introduction of the resident to company apartment procedures.
33. Remain informed and aware of conditions that could have an impact on our ability to maintain a quality living environment for our residents.
34. Perform specific carpentry, plumbing, painting, electrical, HVAC, masonry, hazardous material abatement, and appliance repairs in accordance with company standards, and in conjunction with management staff.
35. Complete related paperwork and have good follow through.
36. Perform other duties as assigned by the Community Manager and/or Regional Manager.
