Maintenance Supervisor - Kapuna One

Sage currently seeks an experienced Maintenance Supervisor to work at a multifamily community in Honolulu. Responsibilities include general maintenance & landscaping at the property and will oversee the maintenance staff.

DUTIES AND RESPONSIBILITIES:
Coordinate and respond to service requests
Coordinate with Property Manager to ensure that vacant units are ready in a timely manner
Maintain inventory of supplies and tools
Purchase supplies as required
Schedule staffing of maintenance staff and coordinate schedule with Property Manager
Provide guidance to staff and schedule training as necessary
Work within the approved community budget and alert Property Manager on maintenance related overages, including turn related expenses
Provide a daily, as well as a preventative, maintenance program to ensure the most economical, proper and safe condition of the property
Assist with the inspection of the property and all common areas each morning, to detect maintenance problems that require attention
Follow a preventative maintenance schedule
Serve as on-call maintenance providing evening, weekends and holiday emergency service.
Respond to after-hours requests for lockout services
Paint all vacant apartments (if applicable)
Provide all small hand tools necessary to perform routine maintenance (when applicable).
Perform specific carpentry, plumbing, painting, electrical, HVAC, masonry, hazardous material abatement, and appliance repairs
Perform other duties as assigned by the Community Manager and/or Regional Manager

MINIMUM QUALIFICATIONS:
Minimum of 3 years property management experiencing working as a Maintenance Supervisor or Lead Maintenance Technician
Basic math proficiency required
Highly motivated and able to work independently
Thorough understanding of all maintenance related skills such as HVAC, carpentry, plumbing, electrical, pool operations & maintenance, etc.
Ability to handle pressure due to complexity and time sensitivity
Excellent organizational skills; attention to details, strong verbal and written communication skills
Works patiently, professionally and cooperatively with residents, providing exceptional customer service
